o9 Design Studio đã biến một ngôi nhà đa thế hệ ở Thành phố Hồ Chí Minh thành BARE GALLERY – khu nghỉ dưỡng boutique 220 m², tôn vinh truyền thống nhà tube Saigon đồng thời tối ưu diện tích thông qua thiết kế không gian tinh tế và vật liệu địa phương. Dự án này định hình lại dịch vụ khách sạn đô thị trong bối cảnh di sản kiến trúc Việt Nam dày đặc.
Tối ưu không gian trong khuôn khổ hạn chế
Dự án bắt đầu từ một ngôi nhà tube Saigon nguyên bản chỉ rộng 3,4m và sâu 13m, từng chung cư cho nhiều thế hệ trước khi được chuyển đổi thành khu nghỉ dưỡng boutique vào năm 2018. Thay vì làm mới diện tích, o9 Design Studio khai thác tối đa đặc tính dọc của ngôi nhà bằng cách thiết kế các đường nhìn liên tục và tích hợp sinh thái. Cửa sổ từ sàn đến trần trên từng tầng tạo sự kết nối trực tiếp với khu vườn xung quanh, trong đó những hàng rào dây leo từ ban công lan tỏa xuống để kết nối các tầng một cách tự nhiên. Điều này không chỉ giảm nhiệt lượng lưu trữ mà còn đảm bảo ánh sáng tự nhiên thấm sâu vào toàn bộ tòa nhà – yếu tố then chốt cho khí hậu ẩm ướt tại Thành phố Hồ Chí Minh.
Mỗi khu nghỉ dưỡng được bố trí thông minh để tối ưu hóa diện tích. Thiết kế đầu tiên sử dụng sàn bê tông bóng làm điểm nhấn chính, kết hợp giường ngủ mở rộng thành khu vực làm việc đa năng và tủ đựng đồ gắn tường vừa lưu trữ quần áo vừa có thể dùng làm chỗ ngồi. Cây fern và gỗ sồi được trang trí nhẹ nhàng để giảm bớt vẻ công nghiệp, trong khi cửa kính điều chỉnh giúp ánh sáng tự nhiên đổ vào ban công. Hệ thống này đảm bảo khách hàng thức dậy theo chu kỳ ánh sáng tự nhiên mà vẫn giữ nhiệt độ thoải mái.
Thiết kế thứ hai hướng giường vuông góc với ban công nhằm tận dụng toàn bộ cảnh quan vườn, kết hợp tủ chứa bằng mạng kim loại và bồn rửa tích hợp để phân chia khu vực bếp - sinh hoạt từ phòng tắm. Đệm thư giãn đóng vai trò kép làm chỗ ngồi và không gian đọc sách, giúp tránh việc phòng ngủ chiếm diện tích quá lớn. Cả hai thiết kế đều sử dụng viên gạch ceramic trắng với vân grouting tối màu để đảm bảo độ bền và tính đơn giản thị giác – đặc điểm phù hợp với nhu cầu lưu thông cao trong khu nghỉ dưỡng.
Quy trình vận hành không gian được tối ưu hóa nhờ các giải pháp phân chia nhỏ, tránh cản trở ánh sáng tự nhiên. Hệ thống đồ dùng đa năng giảm thiểu sự lộn xộn vật lý, tạo ra một chuỗi không gian liền mạch nơi yếu tố sinh thái, chuyển động con người và hình thức kiến trúc tương tác mà không cần rào cản nhân tạo. Cách tiếp cận này giải quyết thách thức chính của việc chuyển đổi nhà ở truyền thống Saigon thành dịch vụ khách sạn hiện đại mà không làm tăng nhu cầu năng lượng.
Sự hòa hợp giữa công nghiệp và khí hậu nhiệt đới
Chọn vật liệu cho dự án được tính toán kỹ lưỡng để cân bằng giữa vẻ đẹp công nghiệp và đặc trưng khí hậu nhiệt đới. Sàn bê tông bóng giữ nguyên vẹn đường nét thanh thoát, trong khi khung sắt đen và kim loại đồng tạo độ ấm nhẹ so với bề mặt tự nhiên. Gỗ sồi xuất hiện vừa như chi tiết chức năng (cột bàn ghế) vừa là yếu tố trang trí, tương phản hiệu quả với nền công nghiệp.

This renovation redefines urban hospitality within the constraints of Vietnam’s densest architectural heritage.
BARE GALLERY emerged from a humble Saigonese tube house, originally measuring 3.4 metres across by 13 metres deep, which housed multiple generations before its 2018 conversion into boutique residences. The project deliberately preserved the building’s vertical character while introducing contemporary spatial solutions to accommodate four studio apartments and a ground-floor cafe within its constrained footprint. This approach respects the site’s historical context without sacrificing modern functionality.
Spatial Intelligence: Maximizing Minimal Footprint
The renovation strategically reconfigures the tube house’s inherent verticality through uninterrupted sightlines and biophilic integration. Floor-to-ceiling windows on each level create visual continuity with external greenery, particularly vines cultivated from balconies that cascade down to connect storeys organically. This design choice minimizes thermal mass while maintaining natural light penetration throughout the building—a critical adaptation for Ho Chi Minh City’s humid climate.
The first studio layout employs polished concrete as its primary structural element, featuring a bed base that extends into a multi-functional desk area and a wall-mounted storage unit housing both clothing and seating functions. Potted ferns and walnut wood accents soften the industrial aesthetic, while sliding doors maximize light flow toward the balcony. This configuration ensures guests awaken in sync with natural daylight cycles without compromising thermal comfort.
The second studio design places the bed perpendicular to the balcony for unobstructed garden views, pairing a metal mesh storage unit with an integrated washbasin to separate kitchen and living zones from bathrooms. A lounger serves dual purposes as both seating and reading nook, preventing the bedroom from dominating the space. Both layouts utilize floor-to-ceiling white ceramic tiles in dark grouting for durability and visual simplicity—features that respond directly to the building’s high-traffic use patterns.
This spatial intelligence extends to circulation: minimal partitions avoid blocking light pathways while multi-functional furniture systems reduce physical clutter. The result is a fluid sequence where natural elements, human movement, and architectural form interact without artificial barriers. Such efficiency addresses the core challenge of adapting traditional Saigonese housing into contemporary hospitality without increasing energy demand.
Material Harmony: Industrial Meets Tropical Identity
o9 Design Studio’s material selection deliberately balances industrial textures with tropical aesthetics to create a cohesive identity within the project’s modest scale. Polished concrete anchors the space with its clean lines, while black iron frames and copper accents provide subtle warmth against the coolness of raw surfaces. Walnut wood appears as both functional detail (e.g., furniture legs) and decorative element, contrasting effectively with the industrial base.
The color palette—pale celadon green, coral orange, and midnight blue—is carefully calibrated to enhance natural light without overwhelming the space. These hues subtly guide visual attention toward the balcony gardens while maintaining a sense of.
