Trong bối cảnh đô thị sầm uất của Hồ Chí Minh City, dự án Cities & Gardens do ROOM+ Design & Build thiết kế năm 2019 đã thách thức định nghĩa không gian thương mại bằng cách hòa quyện văn hóa địa phương với yếu tố thiên nhiên. Dự án này không chỉ là một quán cà phê mà còn là mô hình phản ánh sự cân bằng giữa phát triển đô thị và bảo tồn môi trường tại thành phố lớn nhất Việt Nam.
Chiến lược không gian: Khoảng lùi cho sự bền vững đô thị
Sự lùi 6 mét của Cities & Gardens so với đường phố không phải là chi tiết kiến trúc đơn thuần mà là một can thiệp chủ động chống lại hiện tượng mở rộng đô thị phiến diện ở Hồ Chí Minh. Bằng cách tạo ra khoảng trống này, ROOM+ thiết lập vùng đệm bảo vệ khu đất xanh bên ngoài, giảm thiểu tác động tiêu cực từ sự phát triển dày đặc lên khu vườn gần đây. Không gian này vừa là điểm gặp gỡ cộng đồng, vừa là trung tâm sinh thái – nơi cây cổ thụ cung cấp bóng mát và môi trường sống cho đa dạng sinh vật địa phương.
Khu vườn được thiết kế với bộ sưu tập đồ nội thất ngoài trời tạo nên không gian hoạt động thực sự. Người dân và khách du lịch có thể tương tác tự nhiên trong khu vực này, phản ánh tinh thần cộng đồng đặc trưng của Hồ Chí Minh City. Chiến lược này giải quyết mâu thuẫn bản chất thành phố: nơi đây vừa là điểm hội tụ văn hóa đa dạng, vừa phải đối mặt với suy thoái môi trường từ phát triển không kiểm soát. Việc giữ khoảng lùi giúp công trình hòa hợp với bối cảnh xung quanh thay vì chiếm lĩnh nó, xây dựng một hệ sinh thái nhỏ nơi thiên nhiên và đời sống đô thị có thể tồn tại song song.
Đa dạng phong cách: Đối thoại văn hóa trong thiết kế hiện đại
Mỗi trong 8 căn hộ thuê được trang bị ngôn ngữ không gian độc đáo phản ánh câu chuyện văn hóa riêng biệt. Căn hộ Tokyo Home áp dụng nguyên tắc tối giản và tỉ mỉ của kiến trúc Nhật Bản, tạo nên không gian yên tĩnh cho người sống ở thành phố sôi động. Nội thất với những đường vân tinh tế và tỷ lệ chính xác gợi lên không gian truyền thống mà vẫn hiện đại.
Ngược lại, căn hộ Parisian Suite tái hiện vẻ đẹp phương Tây bằng cách kết hợp các yếu tố thiết kế Pháp trong bối cảnh hiện đại – tạo nên môi trường riêng tư nhưng đầy năng lượng. Căn hộ Earth Garden sử dụng kỹ thuật xây dựng địa phương và vật liệu từ Việt Nam để gắn kết sâu sắc với di sản văn hóa thành phố.

In Ho Chi Minh City’s dense urban landscape, ROOM+ Design & Build’s 2019 Cities & Gardens project redefines commercial space by integrating vibrant local culture with intentional nature. This seven-level building on two adjacent plots near the city centre accommodates coffee retail, eight boutique rental suites, and a rooftop garden while responding to the city’s cultural dynamism and ecological constraints.
Ho Chi Minh City’s rapid development has sacrificed green spaces for infrastructure, creating tension between urban growth and environmental well-being. ROOM+ Design & Build directly addresses this paradox through Cities & Gardens—a project conceived as both a response to Saigon’s multicultural influx and a solution to its diminishing natural assets. Situated on two identical 4x22-meter plots adjacent to parkland near the city CBD, the building strategically sets back six meters from the street to create a landscaped courtyard. This intentional setback accommodates mature trees and outdoor seating, establishing a vital connection between the built environment and the surrounding green space that has been increasingly scarce in the city’s expansion.
The project’s dual ownership structure—managed by brothers who financed each plot differently—imposed unique constraints. The first phase was completed six months ahead of the second due to financing differences, yet this temporal gap did not compromise the design’s cohesive vision. Instead, it reinforced the building’s adaptive response to local conditions while maintaining a unified aesthetic language across both sections. This approach demonstrates how financial realities can be translated into spatial solutions without sacrificing conceptual integrity.
Spatial Strategy: A Setback for Urban Resilience
The six-meter setback is not merely an architectural detail but a deliberate intervention against Saigon’s urban sprawl. By carving out this space, ROOM+ creates a buffer zone that mitigates the impact of dense development on the surrounding parkland. This courtyard serves as both a social hub and ecological anchor—housing mature trees that provide shade and habitat while supporting local biodiversity. The presence of outdoor furniture further transforms it into an active community space where residents and visitors can gather, fostering informal interactions that align with Saigon’s cultural emphasis on communal living.
This spatial strategy directly addresses the city’s dual identity: a melting pot of global cultures welcoming millions annually while grappling with ecological degradation from uncontrolled development. The setback ensures that the building does not dominate its context but instead complements it, creating a micro-environment where nature and urban life coexist. The courtyard’s design reflects ROOM+’s understanding that successful architecture in dense cities must prioritize both human-scale interaction and environmental stewardship.
Suite Typologies: Cultural Dialogues in Contemporary Design
Each of the eight rental suites within Cities & Gardens embodies a distinct cultural narrative through carefully curated spatial language, materials, and form. The Tokyo Home draws on Japanese architectural principles—minimalist aesthetics and attention to detail—to create a serene retreat for urban dwellers seeking tranquility amidst chaos. Its interior features subtle textures and precise proportions that evoke traditional Japanese spaces without adhering strictly to historical forms.
Conversely, the Parisian Suite reimagines romantic European elegance through modernized interpretations of French design. This suite emphasizes fluid spatial relationships and sophisticated color palettes, creating an intimate yet dynamic environment for those seeking a touch of classic sophistication in contemporary settings. The Earth Garden, meanwhile, utilizes Vietnamese vernacular construction techniques and locally sourced materials to create a space deeply rooted in the city’s cultural heritage.
The Copenhagen Attic achieves warmth through oak wood finishes and soft furnishings that evoke Scandinavian coziness without sacrificing modern functionality. Its interior balances raw textures with carefully selected textiles to generate an inviting.
