Trong không gian đô thị đông đúc, The Workstation Coffee đã tái định nghĩa mô hình kinh doanh cà phê thông qua cấu trúc không gian hai lớp và hệ thống che chắn khí hậu thông minh. Dự án của CoRi Design và MDA Architecture năm 2019 thể hiện cách tối ưu hóa quy hoạch trong khu vực hạn chế, kết hợp nhu cầu làm việc linh hoạt với dịch vụ cà phê truyền thống.
Cấu trúc hai lớp chiến lược
Dự án được thiết kế thành hai phần rõ rệt: tầng 1 và tầng 2 là khối kinh doanh chính, tập trung vào bán hàng và không gian làm việc tạm thời; các tầng từ 3 đến 6 tạo thành "phần đầu" (head segment) chuyên biệt cho hoạt động khác. Việc bố trí hành lang chính trên tầng 2 giúp tối ưu luồng người sử dụng – tầng 1 duy trì chức năng tiếp khách, bán cà phê và khu vực làm việc chung, trong khi hệ thống thang máy song song với con hẻm bên phải tạo liên kết hiệu quả giữa hai phần. Đặc biệt, các cửa ra vào được định hướng trực tiếp hướng ra không gian mở để tối đa hóa ánh sáng tự nhiên, đặc biệt ở tầng 3 nơi có ban công tiếp xúc trực tiếp với ánh nắng mặt trời.
Hệ thống này giải quyết nhu cầu đa dạng của dự án trong khuôn khổ đô thị hẹp. Với diện tích tổng cộng 118m², việc phân chia không gian theo hai lớp giúp cân bằng giữa hoạt động kinh doanh và dịch vụ làm việc chuyên nghiệp. Cấu trúc này cũng tối ưu hóa khả năng tiếp cận tự nhiên – ban công tầng 3 không chỉ là khu vực giải trí mà còn là điểm nhấn quan trọng cho hệ thống ánh sáng, tạo ra sự kết nối trực tiếp giữa nội thất và môi trường bên ngoài.
Tích hợp bóng mát trong thiết kế đô thị
Đặc biệt ở vị trí góc phố hướng nam đối diện với khu vực giao thông sầm uất, giải pháp che chắn khí hậu của dự án thể hiện tính sáng tạo vượt trội. Các cây xanh được bố trí trên ban công tầng 3 không chỉ cung cấp bóng mát tự nhiên cho cả tầng 2 và tầng 1 mà còn đóng vai trò thẩm mỹ quan trọng trong thiết kế tổng thể. Hệ thống này giúp giảm nhiệt độ bên trong mà không cần hệ thống làm lạnh cơ học, đáp ứng yêu cầu về tiết kiệm năng lượng của đô thị hiện đại.
Điểm nhấn nổi bật là đường cong liên tục bắt đầu từ phía trước tòa nhà tầng 3, xuyên suốt cấu trúc và kết thúc tại khu vườn mở. Đường cong này vừa tạo ra sự chuyển tiếp mượt mà giữa hai phần không gian, vừa tích hợp cây xanh để che chắn ánh nắng trực tiếp cho các khu vực bên dưới. Với diện tích "phần đầu" chỉ 53m² (do quy định về khoảng cách xây dựng), giải pháp này biến không gian bị hạn chế thành khu vực hoạt động xã hội sôi nổi thay vì vùng trống bị lãng phí.
Qua đó, The Workstation Coffee chứng minh khả năng chuyển hóa những ràng buộc đô thị thành cơ hội thiết kế. Bằng việc kết hợp hệ thống ánh sáng tự nhiên thông minh và giải pháp che chắn khí hậu sinh thái, dự án không chỉ đáp ứng nhu cầu sử.

The Workstation Coffee, designed by CoRi Design and MDA Architecture for 2019, presents an innovative response to urban constraints in a high-traffic corner location. This coffee shop complex—spanning 118m² across six floors—is deliberately structured into two distinct segments: the ground floor and second floor form the primary business body, while the third through sixth floors constitute the "head" segment. The architects prioritized operational efficiency by situating the main hall on the second floor, ensuring the ground level remains dedicated to customer-facing activities like coffee sales and casual workspaces.
Strategic Layering of Function
This spatial arrangement addresses the project’s dual purpose—providing flexible office leasing, meeting spaces, and a working station alongside coffee retail—within tight urban parameters. The solution involves two key movement systems: staircases positioned parallel to an alleyway on the building's right side facilitate access between the ground floor and second floor; a secondary staircase connects all levels within the head segment. Crucially, the architects oriented every lobby frontward to maximize natural light penetration, a strategy that extends significantly into the third-floor balcony—a space directly exposed to sunlight. This deliberate alignment with prevailing conditions creates an immediate visual and functional connection between interior spaces and external environments.
The design’s most distinctive feature is its intentional curvature linking the head segment back to the main body. A continuous curve begins at the front of the building on the third floor, traverses the structure, and culminates in an open yard. This curved pathway integrates with trees that provide shade for lower levels while simultaneously acting as decorative elements. The result is a seamless transition between segments that functions both as a physical connector and a social space—ideal for patrons seeking outdoor coffee enjoyment without compromising internal temperature control.
Shade-Integrated Urban Design
Climate adaptation forms an integral part of the project’s identity, particularly given its corner location facing south toward dense traffic corridors. To mitigate heat gain from urban conditions while maintaining functional comfort, CoRi Design and MDA Architecture implemented a dual approach: strategic tree placement on the third-floor balcony creates natural shade that extends downward to cover both the second floor and ground level areas. This biophilic intervention directly addresses the building’s vulnerability to high temperatures without requiring mechanical cooling systems.
The architects explicitly acknowledge this environmental strategy as part of their design response to local conditions, noting that reducing window and door openings is essential for preserving indoor temperature during peak heat periods. The 53m² head segment—reduced by zoning regulations requiring setbacks in front of the building—presents a significant challenge; however, the curved connection and tree canopy effectively transform this constrained space into an active social zone rather than a passive void. This solution demonstrates how urban constraints can be leveraged to create functional shade while maintaining the project’s core purpose: providing versatile workspaces within a coffee retail context.
